    How Important is Price When Selling Your Home?

    When you've been in the business for a while, you start to see patterns with agents.  Some like to price low and sell quickly, others try to make their clients happy by listing high and taking longer to sell.  In the past month, homes in Oakville are selling on average in 29 days at 97.8% of list price.  The question that sellers need to ask themselves is how important is price when selling your home?  

    It sounds ridiculous because you would think that most people will say that price is extremely important but people lead busy lives.  If you've sold your home before, you are well aware of the inconvenience of allowing strangers through your home, especially when young children and pets are in the mix.  Added to this is the stress of needing to sell quickly if you have already bought another home.  In these cases, you might want to aim for fair market price in a short time period without stretching your luck too far.

    On the other hand, I've met plenty of sellers who aren't in a rush to sell and are focused on getting top price.  I think it's paramount that people in this situation price their home strategically.  In a seller's market, you can afford to price higher than comparable sales and set new sales records if your home is prepared properly to show it's best.  Conversely, you can set your price below market value and encourage multiple offers.  

    It is extremely important to me to understand the wants, needs and motivation of my clients before selling their home.  I then customize my pricing recommendations based on your needs, not my desire to sell quickly and move on to the next sale.  

    In any event, I would be wary of the agent who tells you the only successful way to price a home is to price it low and sell it quickly - especially in a sellers market.  Any home can sell quickly if it is priced low enough.  The real question to ask is are you comfortable leaving money on the table?  If not, have an in depth pricing discussion with the agent you interview and price according to your needs.
