    Bronte Creek – August 7th Unveiling of Monarch Homes

    Hi Everyone.  This is just a quick update on the new townhomes being built in Bronte Creek.  I get so many questions from people regarding new developments that I thought I would write a short article to keep everyone updated.   Note that all the information written below is subject to change.  It is just a compilation of what I have learned from researching and talking to people about the new communities being built in the area.

    If you have driven past Bronte and Dundas lately you will have seen a huge sign marking an “Unveiling” of New Townhomes in Bronte Creek.  These townhomes are slated to go on sale August 7th at the Monarch Sale Centre on Richview Boulevard (at Valleyridge Rd).  The models will be 3 storey townhomes up to 1900 square feet.  3 storey towns usually have smaller bedrooms than a 2 storey townhome and a fully finished walk-out basement.  As far as I know this is the first time Monarch will be selling 3 storey townhome models so while I can speculate, I really don’t know what the floorplans will look like.  I do know that they are going to be located on the Northeast corner of Upper Middle Road and Colonel William and there should be roughly 50 homes for sale.  

    Monarch is also expected to release a block of approximately 30 Executive Bungalow Townhomes being called, “The Manors at Bronte Creek”.   These homes will likely go on sale late summer/early fall.  These homes are located in a fantastic court location, with many homes backing onto wooded lots.  I have heard that they will carry a higher price tag than a typical Monarch townhome (Likely in the $600,000+ range but this is only a guess).

    Like many of the townhomes in this area, I expect that there will be a small condo fee for both these new developments of approximately $65/month to cover common elements such as road maintenance.   The condo fee for “The Manors at Bronte Creek” could be higher depending on whether or not the community is marketed towards maintenance free living.  For more information on why there are so many condo townhomes in Oakville, check out my blog article here.
