    West Oak Trails & Westmount Neighbourhoods

     

     

     

     

     

    West Oak Trails Location:

    Bordered to the South by Upper Middle Road, to the North by Dundas, to the West by Bronte Road, to the East by Third Line

    West Oak Trails & Westmount Area Information:

    West Oak Trails and Westmount are relatively new areas to be developed.  Located in Oakville’s Northwest region, the homes in West Oak Trails and West Mount were first built in the early-mid 1990’s with steady development until 2007/2008.  You can still find a few small pockets of land with development yet to be started or currently underway although the vast majority of land that is zoned residential is already developed.

    Popular with families as most newer developments are, there are lots of families with children in the area.  As a result, the community has a family-friendly feel to it with many great parks, trails, day cares and relatively new schools.  Parents play an active role in children’s development anywhere you go in Oakville.  This is particularly true in West Oak Trails and Westmount where young families make up the majority of the community.  Don't be surprised if the playground is already full by the time you and your family arrive! 

    As with any growing area, school boundaries are subject to change.  West Oak Trails and Westmount are no exception as changing demographics and new school development has caused a series of school boundary changes. I’ve listed a number of school options below however for the most recent information on school boundaries, please visit the Halton District School Board website and click on links for “Ward 4”.  On the positive side, schools in this area are all fairly new and in good condition with great amenities.      

    For those who have not yet heard, OTMH (Oakville Trafalgar Memorial Hospital) currently located in the Morrison area is slated for closure with a new state of the art hospital being built at Third Line and Dundas.  If you drive pass along Dundas you will recognize what a short distance away this great new amenity will be for residents of the area.

    The closest community centre is Glen Abbey Recreation Centre located on Third Line just south of Upper Middle Road.  The Glen Abbey Rec Centre offers fitness classes, skating arenas, swimming pools, squash courts and a library.  Conveniently located next to the rec centre, is the Oakville Gymnastics Club where yours truly took gymnastic classes many moons ago.   There are a number of outdoor parks in the area, including West Oak Trails Park containing 2 soccer fields, a baseball diamond, change room and on-site washroom facilities. 

    West Oak Trails/Westmount Housing Information:

    Homes in this neighbourhood contain a good mix of usage including everything from townhouses starting in the mid-to high 200’s, to larger townhomes, semi’s and 3-5 bedroom detached homes.  Because the area is fairly new, lot sizes are generally smaller than the more established neighbourhoods of Oakville.  If you are looking for privacy you can find some lots backing onto ravines and parkland but be prepared to pay a premium for choice locations.

    Prices range in the area but start around the following:

    Townhomes from the mid-200,000’s

    Semi’s from the low 300,000’s

    3 bedroom detached starting in the mid $300,000’s

    4 bedroom from the high $300,000’s going up to the $900,000’s

    NOTE: Housing information varies significantly from street to street and month to month in large part due to fluctuating market conditions, desirability and demand for each home.  When it comes to moving into a new home, generalities are not enough which is why I highly encourage anyone interested in finding out specifics about the area to contact a local real estate expert who will customize a home search to suit your needs.  To find out more about my services, follow this link to my website www.lindsaywalls.com

    Commuting from West Oak Trails and Westmount:

    The closest GO Train is the Bronte GO located on Wyecroft Road, just south of the QEW at 3rd Line.  For anyone curious, the time difference between Oakville GO and Bronte GO is about a 6 minute ride (I am asked commuting questions all the time).  If you choose to live in the west side of Oakville, you will spend an extra 6 minutes commuting each way by train.

    QEW (at Third Line) – 6 min; 4.2 km’s

    HWY 403 Hamilton (at Brant) – 14 min; 15.8 km’s

    HWY 403 Mississauga (at Ford) – 12 min; 12.2 km’s

    HWY 407 (at Bronte) – 5 min; 4.0 km’s

    HWY 401 (at Bronte) – 20 min; 18.3 km’s
